Our Project Management Processes are developed based o PMI guidelines and is one of the best in the industry. The entire Project Management is sectioned into the following components, to optimize process performance.
Scope Management
- Prepare Project Implementation Plan & Sign off with owner
- Establish Change Management systems to capture time and cost variations
- Update project plans as required and sign off with owner
Design Management
- Study of Design documents and drawings and review for constructability and value additions and recommend to owner during design development stage.
- Facilitate and provide technical support to owner for approval of drawings.
- A constructability review of construction drawings, coordinate and manage changes and facilitate owner for approval of changes.
- Coordination between Architect and engineering consultants to ensure timely incorporation of changes
- Verify drawings for adequacy before issuing for execution
Time & Resource management
- Prepare Milestone Schedule for all phases
- Prepare master Construction Program
- Prepare Detailed micro plans for each phase and package
- Preparing resource schedules for each package
- Prepare Design Deliverables and Drawings Release Schedule
- Schedules Sign off with contractors
- Take contractual actions on delays by contractor and consultants
- Prepare MEP Testing and Commissioning Plans
- Prepare Procurement Schedule for Materials and Works Packages
- Tracking all schedules weekly, identify actual and potential slippages and prepare recovery plans
- Formulate Project Issues Register as an effective tool for monitoring and control of the project by capturing all concurrent Design, Procurement and Construction issues, update and analyze on a daily basis. Spearhead actions for timely resolution of issues seeking decisions from the owner.
Cost Management
- Obtain Project Budget from owner/consultants and review and recommend value additions.
- Preparation of detailed cost plan and cash flow plan in line with the approved budget
- Vetting of quantity and cost estimates prepared by Structural & MEP consultants and recommend to the client.
- Valuation of works done by contractors and suppliers and prepare payment certificates
- Prepare and submit Monthly cost tracker reports
Variation Management
- Implement change control to establish visibility of the program impact of any proposed changes
- Prepare and Maintain Variation Requests, Orders and trackers.
Procurement Management
- Designing a procurement strategy and bid packaging for the project
- Establish system for procurement from POs to accounting & contract closing
- Identifying materials and equipment for direct procurement as against through vendors.
- Compiling of tender documents by effective coordination between consultants and client, including the following.
- Notice Inviting Tenders
- General Terms and Conditions as per FIDIC standards
- Special Conditions of Contract customized for the project
- Technical Specifications
- Bills of Quantities
- Tender Drawings
- Schedules
- Ensure completeness and adequacy of tender drawings, BOQ and Specifications
- Conduct and manage Pre-qualification of vendors for all packages including RFPs, analyses and recommendations.
- Managing the procurement process from the issue of tenders to signing of contracts
- Managing material & Equipment procurements from RFQs to POs to delivery at site
Quality Management:
- Review of technical specifications provided by design consultants. Facilitate review with the owner and recommend Value additions
- Conducting workshops for Engineers and Supervisors of all vendors and project team to ensure the transfer of design and contract intent
- Preparation and deployment of the detailed Quality plan
- Receive, Review and Monitor the implementation of Standard Job Procedures (Work Method Statements)
- Establish a Work Permit system and checklists and issue stage clearances to contractors for each sequence of activities.
- Witnessing various Quality control tests and ensuring compliance to standards and contracts
- Conducting periodic Quality Walk Through Audits (QWTA), prepare Corrective and preventive actions (CAPA) and ensure compliance
- Cause and Maintain Quality related Documentation as per standards.
Environment, Health & Safety management:
- Prepare EHS Implementation Plan for the project in agreement with the owner.
- EHS Plan sign off with contractors.
- Conduct EHS workshops for all Engineers and Supervisors to transfer the planned intent to the team
- Facilitate and monitor Safety Induction to all newcomers to the project
- Conduct / Train people to conduct Tool Box Talks
- Incorporate Safe Work Methods in Work permit systems.
- Conduct Weekly Safety Walk Through Audits (SWTA), Prepare CAPA and ensure compliance
- Prepare and maintain Emergency response plans
Project Close-Out
- Conduct site handover and closeout meetings with contractors
- Prepare detailed snag lists and sign off with contractors and designers
- Manage outstanding defects and snagging closure
- Manage the completion of O&M Manuals and as-built drawings
- Arrange a post-project review with the project team and client, including a Lessons Learned workshop if required
- Contractual Conflicts resolution
- Carry out delay analysis
- Final closure of the report including financial closure
